New build properties aren't immune to electrical defects. Snagging — the process of identifying and getting a developer to fix defects before you complete or shortly after moving in — should always include a thorough electrical check.
Common Electrical Snagging Issues
Non-functioning sockets or switches — a surprisingly common find. Sockets that have no power or switches that don't operate the correct light are often the result of wiring errors or loose connections at the factory stage.
Incorrect socket positions — sockets or switches positioned off-centre, too high or too low, or not in the agreed positions from your plot specification.
Consumer unit labelling — circuit labels in the consumer unit should correctly identify each circuit. Incorrect or missing labels make future fault-finding difficult.
Missing certification — your developer should provide an Electrical Installation Certificate (EIC) confirming all electrical work has been tested and certified. Chase this if it's not provided at handover.
Damage to accessories — sockets and switches can be damaged during the construction process. Cracked faceplates or damaged mechanisms should be replaced before handover.
Smart home systems not configured — if your plot has a smart home system (wired lighting, EV charger, etc.), check it is operational and that you receive documentation and login credentials.
What to Do at Handover
- Bring a phone charger to test every accessible socket
- Test every light switch
- Check that ceiling lights are present in all rooms (not just wiring points)
- Check that the consumer unit is correctly labelled
- Ask for the EIC and any other certificates
After Handover — Your Rights
Most new build properties have a two-year developer warranty (and a structural warranty of up to 10 years under NHBC Buildmark). Electrical defects that appear within the warranty period should be reported to the developer promptly.
Independent EICR on a New Build
Commissioning an independent EICR on a new build property is rarely necessary immediately after handover — but if you have concerns about the quality of electrical work, an independent inspection provides peace of mind and documentary evidence.
