What Electrical Work Is Needed for a Loft Conversion?
A typical loft conversion requires:
- New lighting circuit (or spur from existing circuit if close enough)
- Sockets — minimum 4 doubles for a bedroom, more for a study or games room
- Smoke alarm (mandatory for a habitable room)
- Heating (electric panel heater or connection for central heating extension)
- TV point / data socket if required
- Additional circuits for en-suite bathroom (if applicable)
Smoke Alarms in Loft Conversions
Building Regulations require that a loft conversion includes adequate fire detection. As a minimum:
- A smoke alarm on the new floor
- The alarm interlinked with any existing alarms in the property
Mains-wired, battery-backed alarms are required for new building work. If your existing alarms are battery-only, the loft conversion is an opportunity to upgrade the whole system.
Running Cables to the Loft
Cable routes to the loft are typically run through internal walls and ceiling voids. The route will be planned by your electrician to avoid structural elements and minimise disruption to finished surfaces.
If the existing consumer unit doesn't have spare capacity, an upgrade may be needed — this is a good time to address it.
En-Suite Bathroom in the Loft
If your loft conversion includes a bathroom, the electrical requirements increase:
- Bathroom zone-compliant lighting (IP44 minimum for zones 1 and 2)
- Extraction fan on a fused spur or lighting circuit with run-on timer
- Shaver socket in zone 2 or beyond (containing an isolation transformer)
- Electric shower (requires a dedicated 32A or 40A circuit)
- All work notifiable under Part P
First Fix Timing
Loft conversion first fix is typically done alongside the structural work — when the floor is boarded and the ceiling joists are in place, but before insulation and plasterboard. Getting the electrician on site at the right time is important.
Part P Certification
All loft conversion electrical work is notifiable. Your electrician will provide an Electrical Installation Certificate and notify Building Control.
