What to Expect During a House Rewire

A house rewire is a significant project. Here's a realistic guide to what happens, how long it takes, and how to prepare your home.

A full house rewire is one of the most invasive electrical jobs you can have done, but the end result — safe, certified modern wiring throughout your home — is worth the disruption. Here's a realistic picture of what to expect.

Before Work Starts

Survey and quotation — a qualified electrician will survey your property before quoting. They'll assess the number of circuits, access difficulty, wall construction (solid vs cavity), floor type and any particular challenges. A good quote will list exactly what is and isn't included.

Decoration damage — be clear upfront about what making good is included. A rewire involves chasing cables into walls, lifting floorboards and drilling through joists. Most electricians will fill chases and patch plaster, but full redecoration is typically the homeowner's responsibility.

Scope of accessories — agree what sockets, switches and light fittings are included. Standard white plastic is usually included; specify if you want chrome, brushed steel or designer accessories (these cost more).

Day 1: First Fix

The first fix involves running all the cables and installing back boxes before plastering. The electrician will:

  • Remove old consumer unit, wiring and accessories
  • Run new cables throughout — behind walls, under floors and through ceilings
  • Install new back boxes for all sockets, switches, light points and appliances
  • Install any new consumer unit enclosure

At the end of first fix, your walls will have open chases and the house will be without power. This is normal — you'll need alternative accommodation or to plan around it.

Plastering and Decoration

After first fix, the chases need filling and replastering, and any disturbed surfaces need making good. This is usually done by your decorator or plasterer — allow the plaster to dry fully (typically 2–4 weeks) before painting.

Day 2: Second Fix

Once surfaces are decorated, the electrician returns for second fix:

  • Fitting all sockets, switches and light fittings
  • Installing and wiring the consumer unit
  • Connecting all circuits
  • Testing every circuit thoroughly

Testing and Certification

At completion, every circuit is tested — insulation resistance, continuity, polarity and earth fault loop impedance. An Electrical Installation Certificate (EIC) is issued and the work notified to Building Control via Part P.

How Long Does a Rewire Take?

PropertyTypical Duration

|---|---|

1-bed flat2–3 days
2-bed house3–4 days
3-bed semi5–7 days
4-bed detached7–10 days

These are first-fix durations only — allow several more weeks for plaster drying and second fix.

Staying in the Property During a Rewire

It is possible to stay in the property during a rewire, but expect disruption — power outages, dust and restricted access to rooms. Some families prefer to stay elsewhere during first fix and return for second fix.
